Major League Grill alleges landlord refuses to keep property up to code

The Major League Franchise Group has filed suit against Azam Beaumont Enterprises, claiming Azam refuses to keep its leased property up to state codes.

The suit was filed Feb. 17 in Jefferson County District Court.

According to the petition, on March 17, 2009, the franchise group leased property from Azam at 4430 Dowlen Road in Beaumont for the Major League Grill.

Since that time, Azam has allegedly refused to maintain the premises, costing Major League more than $50,000 in costs to repair the leased building, which include repairing a leaky roof.

In January, the state of Texas informed Major League that it required an inspection of the premises for the purposes of disability act compliance, the suit states.

"Evidently, defendant has been unresponsive to the state's demands for an inspection," the suit states. "Plaintiffs are now at risk of significant fines and fees or possibly closure for failure to comply with state or federal statutes."

Major League alleges Azam breached its contract and is suing the company for actual damages to remedy the property, plus all court costs.

Beaumont attorney Ryan Gertz represents the company.

Judge Bob Wortham, 58th District Court, has been assigned to the case.
