A local developer claims property owners failed to pay $400,000 for a Port Arthur hotel it constructed.

SAI Energy of Channelview, doing business as SAI Development, filed a lawsuit Aug. 6 in Jefferson County District Court against AEP-P Investments.

According to the complaint, defendant AEP-P owns property located at 7440 Memorial Blvd. in Port Arthur and hired SAI Development to build a hotel on the land in October 2007.

"Defendants materially breached the contract by failing to pay Plaintiff the amount of $400,000," the suit states.

Following AEP-P's failure to pay, SAI filed a mechanic's and materialman's lien against the property, according to the complaint.

In addition to the money it says AEP-P owes it, SAI seeks statutory pre-judgment interest of 1.5 percent per month, attorney's fees, a judgment declaring that SAI has a lien on the property and shall be granted an order of foreclosure and other relief the court deems just.

The case has been assigned to Judge Gary Sanderson, 60th District Court.
