Suit brought over sale of home

Deed

Port Arthur local Luis Trejo is suing Orange resident Neris Velasquez for not deeding a piece of property.

The suit was filed Sept. 25 in Jefferson County District Court.

According to the lawsuit, Velasquez agreed to sell a piece of property at 5116 Proctor Street in Port Arthur to Trejo in October 2008. Trejo paid $10,000 down at that time.

“Defendant never provided a warranty deed to plaintiff,” the suit states. “Additionally, defendant agreed to bring past due property taxes up to date. Defendant did not due this.”

The suit further alleges that the property was represented to be in good condition but there were significant electrical problems with the home that were not disclosed.

“All in all, defendant defrauded plaintiff,” the suit states.

Trejo is suing for the costs to bring all electrical systems in the home up to code, payment of all unpaid back property taxes, title and judgment of the property and attorney’s fees.

Beaumont attorney Steven Barkley represents him.

Judge Gary Sanderson, 6oth District Court, is assigned to the case.
