Jefferson County residents are suing a title company and house buyers claiming they are not keeping the terms of the contract.
The estate of Kathleen Helen Neff filed a lawsuit May 28 in the Jefferson County District Court against Golden Triangle Title Services Inc., doing business as Jefferson County Title, Aaron Chan Loring and Magon Hardin Loring, citing deceptive trade practices, negligence, breach of fiduciary duty, breach of contract and unjust enrichment.
The plaintiffs claim they sold Neff's residence on Avalon Street with an Addendum for Reservation of Oil, Gas and Other Minerals on June 5, 2012. The suit alleges the title company failed to go over the deed with the plaintiff and explain the terms of the deed.
According to the suit, the buyers entered into an oil and gas lease with Ballard Exploration on Aug. 21, 2012, from which they are receiving royalty payments and have ignored any efforts the plaintiffs have made to correct the mistake.
The plaintiffs are seeking damages, interest, costs of repair, out of pocket expenses, attorney's fees and court costs.
They are being represented by Beaumont attorney Anthony Malley III of Malley Law Firm PLLC.
