Lawsuit seeks to remove clouds from title after property sale

A Harris County, TX, lawsuit seeks to clarify the ownership of a disputed piece of property in order to allow it to be sold, as well as to settle a fraud dispute between the current owner and a solar panel supplier.

According to court discovery documents filed Aug. 14 in Galveston County District Court, the plaintiff, Svetlana Pestova, attempted to buy the property located at 4109 Video St. in Dickinson, TX, from Jemarcus Parker and his wife, Kierra Fulks on Oct. 25, 2021. However, the suit reads, Pestova is "in the process of refinancing the subject property," but can't until the clouds on the title are cleared up.

According to suit documents, Michael Zeno filed with the county a memorandum of contractual rights for the property and other plots. Zeno allegedly seeks a $20,000 fee to waive his rights on the property, despite the suit claiming that Parker never had an arrangement with him. Also, the suit alleges that "Pestova is being held hostage by the extortion of Mr. Michael Zeno," who also didn't provide an address for his business and he doesn't own property in the county. 

Also named in the suit was Sunshine Renewable solutions, from whom Parker had purchased solar panels, which the suit claimed failed to work. As a result, the suit alleges that the transaction was fraudulent, seeking to have the funds reimburse and the contract negated. 

Pestova, who filed the paperwork with the county, will represent herself in court, the suit read.
