Jesus Granados Jr. has filed a lawsuit that brings to light the dangers of negligent pet ownership and property management. On April 30, 2025, Jesus Granados Jr. lodged a complaint in the District Court of Harris County against Lenox Park SG, LP, and an individual referred to as John Doe. The lawsuit arises from a dog attack incident that left Granados with severe injuries.
According to the complaint, on March 15, 2024, Jesus Granados Jr. was attacked by a dog owned by John Doe while outside the Lenox Park SG apartment complex located at 12601 South Green Drive in Houston, Texas. The plaintiff claims that the dog acted aggressively without provocation and inflicted severe and disfiguring injuries upon him. Granados alleges that John Doe is strictly liable for the attack under Section 509 of the Restatement (Second) of Torts as adopted by the Supreme Court of Texas because Doe owned or possessed a domesticated animal with dangerous propensities abnormal to its class and knew or should have known about these propensities.
The lawsuit further accuses John Doe of negligence per se for failing to exercise mandatory care standards outlined in Section 822.044(a) of the Texas Health and Safety Code, which prohibits owners from allowing dangerous dogs to make unprovoked attacks causing bodily injury outside their enclosures. Additionally, Lenox Park SG, LP is accused of negligence for failing to manage the presence of dangerous animals on their premises effectively. The plaintiff argues that both defendants' actions were negligent and grossly negligent, contributing directly to his injuries.
Granados seeks monetary relief exceeding one million dollars ($1,000,000) for damages including past and future pain and suffering, mental anguish, medical expenses, physical impairment and disfigurement, as well as exemplary damages due to gross negligence on part of John Doe. He also requests pre-judgment and post-judgment interest as allowed by law.
