A neighborhood association is taking legal action against a local property owner over unpaid dues and related charges. On April 24, 2025, the Park at Meadowhill Run Community Association, Inc. filed a complaint in the Judicial District Court of Harris County, Texas, against Ana Maria T. Hernandez.
The lawsuit centers around allegations that Hernandez, who owns property within the Park at Meadowhill Run community in Spring, Texas, has failed to pay required assessments and other charges totaling at least $4,092.16. The association claims that these assessments are mandated by the community's governing Declaration of Covenants, Conditions, and Restrictions (the "Declaration"), which is recorded with the Real Property Records of Harris County. According to the association's petition, this Declaration imposes an obligation on all property owners within the community to pay assessments that cover shared expenses and services.
The plaintiff argues that Hernandez was given multiple notices regarding her delinquency but has continued to neglect her financial obligations to the association. As a result of this non-payment, the association asserts it has a lien on Hernandez's property located at 21826 Mossy Field Lane in Spring, Texas. The community association is seeking a court judgment to enforce this lien through foreclosure if necessary.
In addition to recovering the outstanding amount owed by Hernandez, including any additional assessments and accrued interest during litigation, the plaintiff is also requesting reimbursement for attorney fees and court costs incurred while pursuing this action. The association emphasizes its entitlement to these fees under both the Declaration and applicable Texas laws.
