In a dramatic legal turn of events, a tenant has filed a lawsuit against the management and ownership entities of his apartment complex following a severe injury sustained on the premises. The complaint was lodged by Roland Baird in the District Court of Harris County, Texas, on January 9, 2025, targeting Rockwell Management Corporation and AP Meyer Oaks, LP doing business as Meyer Oaks Apartments.

The case centers around an incident that occurred on September 5, 2023, when Baird allegedly slipped on water leaking from the ceiling at his residence located at 4590/4600 Beechnut in Houston. This slip resulted in significant personal injuries for Baird. According to the lawsuit, both Rockwell Management Corporation and AP Meyer Oaks had knowledge or should have been aware of this hazardous condition but failed to address it or warn tenants adequately. "Defendants knew or, in the exercise of ordinary care, should have known existed," claims Baird's filing.

Baird accuses Rockwell Management Corporation of negligence in their role as property managers. He alleges they failed to inspect and maintain the premises safely and neglected to repair the leaking roof promptly. The suit also claims that they did not provide sufficient warnings about the unsafe conditions which led to his fall. Similarly, AP Meyer Oaks is accused of failing to uphold their duty as property owners by allowing these dangerous conditions to persist without intervention.

The plaintiff seeks monetary relief exceeding $250,000 but not more than $1 million for damages including medical expenses, physical pain and suffering, mental anguish, loss of earnings and earning capacity, loss of consortium, disfigurement, and other related losses. Furthermore, Baird requests exemplary damages from both defendants due to what he describes as conscious indifference towards tenant safety.

Representing Roland Baird are attorneys whose names are not specified in the document. The case is presided over by Judge Joshua Hal under Case ID 2025-01803 in Harris County's 189th Judicial District Court.
