Community Association Accuses Homeowner of Unpaid Assessments

Breckenridge Forest II Community Association has filed a lawsuit against a property owner in Harris County, Texas, over unpaid assessments. The complaint was lodged by Breckenridge Forest II Community Association, Inc., in the Judicial District Court of Harris County on April 4, 2025, naming Lakeisha Steptoe as the defendant.

The plaintiff, Breckenridge Forest II Community Association, is a non-profit corporation organized under Texas law. It represents property owners within the Breckenridge Forest community and claims that Lakeisha Steptoe owns a property at 2411 Sheephorn Summit Trail in Spring, Texas. This property is subject to certain covenants and declarations recorded with Harris County's Real Property Records. According to these documents, homeowners are required to pay assessments for the upkeep and management of community resources. The association asserts that Steptoe has failed to fulfill her financial obligations regarding these assessments.

The association argues that it has provided Steptoe with multiple notices of delinquency concerning her outstanding balance. Despite these notifications, she allegedly remains in arrears amounting to $5,204.60 plus additional costs such as attorney fees and other expenses accrued during this legal process. The association is seeking a judgment from the court for all sums due and aims to establish and foreclose its lien against Steptoe's property if necessary.

In addition to recovering the overdue assessments, Breckenridge Forest II Community Association seeks reimbursement for attorney fees and court costs incurred while pursuing this action against Steptoe. They have retained attorneys from Holt & Tollett P.C., including J.C. Jamison, David K. Berk, Navin Pillai, and Rachael Chin to represent them in this matter.

Ultimately, the plaintiff requests that upon trial completion, they receive judgment for delinquent assessments along with post-judgment interest at the maximum rate allowed by Texas law. They also seek an order for the sale of Steptoe's property should foreclosure be deemed necessary by the court.
