Plaintiff alleges negligence against apartment management company following shooting incident

A man has filed a lawsuit against a property management company and an apartment complex, alleging negligence and gross negligence after suffering injuries in a shooting incident. Jonathan Jauregui filed the complaint in the District Court of Harris County, Texas, on February 18, 2025, against Knightvest Management, LLC and KV Belvedere Apartments, LLC doing business as Warwick at Westchase Apartments.

The case revolves around a violent incident that occurred on July 2, 2024. According to the petition, Jauregui was visiting a friend at the Warwick at Westchase Apartments when he was shot by an individual known to the defendants. The shooter allegedly accessed the premises due to negligent security measures implemented by Knightvest Management and KV Belvedere Apartments. Jauregui claims that despite being aware of the shooter's presence and violent tendencies, the defendants failed to take necessary precautions to prevent such incidents. "Defendants knew or should have known that the shooter resided on their premises," states the petition.

Jauregui accuses Knightvest Management and KV Belvedere Apartments of failing to provide adequate security measures despite knowing that their property is located in a high-crime area of Houston. The plaintiff alleges that previous criminal activities such as shootings, rapes, drug dealings, and murders had occurred on the premises but were ignored by the defendants. On the night of the incident, there was no security guard present nor any other form of adequate security provided for residents or their guests.

As a result of this alleged negligence, Jauregui suffered multiple injuries including bullet wounds to his left hip and groin area along with multiple femur fractures. He asserts that these injuries have caused him severe physical pain and mental anguish which are likely to continue indefinitely.

In addition to seeking compensation for his injuries, Jauregui is pursuing punitive damages against both defendants for what he describes as gross negligence. He argues that their actions demonstrated an extreme degree of risk considering potential harm while showing flagrant disregard for safety standards.
